The 6 Factors to Consider When Hiring a Property Management Company: #2 Reputation

We have discussed the most important factor when considering a property management company, which is price. All things being the very same, pick the company with the lowest price. But I have found, that as the price drops, so does the service. As a management company cuts staff and resources to maintain a profit at the lower price, they cannot possibly offer the same level of service. I have heard of companies that have one property manager for every 250 units.  It would be very difficult, if not impossible, to take care of the needs of 250 owners, over 500 tenants (if there are 2 tenants for each property), vendors and lease renewals with one person. Take the time to see what owners and tenants are saying about the property management company.  If owners are unhappy with the company because they don't communicate well, or there are hidden fees or they simply don't do what they claimed they were going to do, you can expect the same quality of service for yourself.  If owners are generally unhappy with the property management company, chances are, neither will you be.  If tenants are legitimately upset with the company (not because they were evicted due to breach of contract),  chances are they will leave when the lease is up costing the owner in vacancy and lease up expenses. There are some great sites to read the reviews and opinions of owners and tenants.  The most used is Yelp where the reviews are unvarnished and cannot be controlled by the company.  You can also ask the company you are considering to send referrals and contact information for current clients, but know that they will cherry pick the people they send you.  Google plus has some reviews as well. No matter what site you use or your methodology, do investigate the reputation of the company.  Reward those companies that care about customer service and their reputation.
